Bringing a residential community to life in the heart of Oceanside has been an incredible journey, and reaching the finish line is a milestone we are proud to share. Like any thoughtful infill development, the process presented unique challenges—including a final legacy infrastructure hurdle that required close coordination, patience, and technical ingenuity.
Solving the Legacy Infrastructure Challenge
During the final sidewalk improvements, our team encountered an unforeseen legacy issue: an existing AT&T Multi-Concrete Duct (MCD) that had originally been installed at an insufficient depth beneath the city right-of-way.
Faced with the option of extensive, disruptive utility relocations, our team worked closely with structural and civil engineering partners to design an innovative "leave-in-place" engineering solution. This design safely protected AT&T’s critical telecommunications infrastructure while fully complying with the City of Oceanside’s engineering standards and public right-of-way safety requirements.
With the City's review and sign-off, the mitigation was executed smoothly, allowing us to finalize the sidewalks and wrap up the site work.
